The median home price in Austin has risen by 50% in the past five years, and the average rent for a one-bedroom apartment is now over $1,500 per month. The housing affordability crisis is caused by several factors, including zoning restrictions, land use regulations, and a lack of political will to tackle the problem. Austin's zoning code has historically favored single-family homes and large lots, which makes it difficult to build more dense and affordable housing. Furthermore, some community groups have opposed new developments that they fear will change the character of their neighborhoods (as part of the Not In My Backyard movement), leading to lengthy and expensive approval processes.
